Every parcel is stress-tested against demand vectors, infrastructure trajectory, and the investor's return architecture. Deliverables: Feasibility scorecard; Highest & best-use model; Risk-adjusted IRR range.
- Stage 3: Land Aggregation. Consolidation of fragmented holdings into contiguous, development-grade blocks. Discreet negotiation with multiple stakeholders to assemble contiguous, developable, litigation-clean parcels. Deliverables: Contiguity mapping; Owner MOUs; Aggregation escrow.
- Stage 4: Due Diligence. Coordinated legal, title, and feasibility verification with trusted partners. Title chain, encumbrance, zoning, environmental, and infrastructure diligence executed in parallel workstreams. Deliverables: Title opinion; Encumbrance certificate; Zoning & FSI report.
- Stage 5: Legal Coordination. Documentation, registration, and regulatory alignment across jurisdictions. Drafting, stamping, registration, and mutation — orchestrated with senior counsel across state authorities. Deliverables: Definitive agreements; Registration & mutation; Regulatory clearances.
- Stage 6: Development Readiness. Approvals, connectivity, and on-ground infrastructure facilitation. Access, utilities, boundary, and preliminary approvals are secured so ground-breaking follows handover, not delays. Deliverables: Access & utilities; Boundary & survey; Preliminary approvals.
- Stage 7: Investor Facilitation. Structured handover to developer and institutional partners. A codified handover — data room, warranties, and stewardship — enabling institutional capital to deploy with confidence. Deliverables: Sealed data room; Warranty package; Post-handover stewardship.
